How this works & what it leaves out
- Full payment = purchase price + service & maintenance − resale. No loan interest, because you borrow nothing.
- EMI = the same, plus the total loan interest — the real price of paying over time instead of all at once. The interest is never counted in the full-payment figure.
- Renting (a home only) = your rent added up over the whole period, with the rent rising each year by the increase % you set (rent is never flat for years — most agreements hike it 5–10% annually).
- For a home, owning adds a major-repairs cost (leaks, pipes, painting, broken fittings) of roughly ₹25,000 every 5 years — a bill only the owner pays, never a renter. It's counted on the full-payment and EMI sides, not on rent.
- Resale is only subtracted if you tick “I'll resell it at the end.” If you'll keep or scrap it, nothing comes back off the cost of buying.
- The break-even point assumes the resale value stays about the same — in reality, the longer you keep most things, the less they're worth, so treat it as a rough guide.
- Resale and home appreciation are your best estimates, not guarantees — try a lower figure to stay safe.
